Urban communities in
San Diego are usually characterized by
grid street plans, higher levels of pedestrianism,
mixed-use and denser than usual developments. This is in stark contrast to newer, suburban-style, low-density developments elsewhere in the city.
They usually surround
Balboa Park, and most are located on the mesa north and northeast of downtown ("Urban Mesa"). They also tend to be older, predating the
car culture predominant in the city and the state of
California today. There has been a resurging interest in reinvesting in these communities in the late 20th century and early 21st century after decades of neglect, especially downtown, and are now facing the challenges of increasing home prices and
gentrification.
